En-suites: new installs and renovations

An en-suite is a bathroom attached to a bedroom, usually with a shower, basin and toilet. We fit brand-new en-suites in spare space, a box room, part of a large bedroom or a loft conversion, and renovate tired en-suites that are leaking, dated or simply too cramped to use comfortably.

En-suites suit couples and families who want to take pressure off the main bathroom in the morning, homeowners adding value before selling, and anyone with an ageing en-suite whose shower tray has started to leak. Several of our customers have booked their en-suite straight after we finished their main bathroom.

Because en-suites are small, every decision matters: the size of the shower, which way the door opens, where the toilet sits, how the room is ventilated. A few centimetres in the wrong place makes the room awkward for years.

Professional planning matters because en-suites often have the hardest pipework and waste routes in the house, are tucked away from the main drainage stack and need good extraction to avoid condensation building up in the bedroom.

The cost of a poorly planned or neglected en-suite

En-suite problems tend to spread into the bedroom next door.

Leaking trays and seals

En-suite showers often get daily use. Failing seals let water into the floor and ceiling below, sometimes for months before anyone notices.

Damp and mould in the bedroom

Without proper extraction, steam escapes into the bedroom, leading to damp walls, mould and musty wardrobes.

A room that's never comfortable

Undersized showers, doors that clash with the toilet and no storage mean the room gets used less and less.

Common mistakes we see

  • Squeezing in the biggest possible shower without leaving room to move.
  • Ignoring the waste route and ending up with noisy, slow-draining pipes.
  • Skipping or undersizing the extractor fan.
  • Choosing dark tiles and poor lighting in a room with no window.

En-suite design details that make the difference

Good en-suites come from good decisions in a small space.

Shower options

Quadrant, rectangular or walk-in showers can all work depending on space. Sliding or pivot doors avoid clashing with the toilet or basin. In some rooms, a level-access walk-in shower gives the most usable space.

Space-saving fittings

Wall-hung basins and toilets free up floor space and make cleaning easier. Short-projection toilets, corner basins and recessed niches for toiletries all help in tight rooms.

Pipework and waste

En-suites are often far from the main soil stack. Waste routes are planned so they drain well and stay quiet. Where a standard gravity waste isn't possible, alternatives can be discussed at the survey.

Extraction and lighting

Most en-suites have no window, so an effective extractor fan and good lighting are essential. These are handled by Danny's electrician as part of the job.

Building a new en-suite

Creating an en-suite from part of a bedroom usually means building a stud wall, adding a door and running new supplies and wastes. Danny coordinates the joinery, plastering and electrics.

Renovating an existing en-suite

Many renovations start with a leaking tray. Replacing it is a good opportunity to rethink the layout, upgrade the shower and re-tile properly.

Getting your en-suite right: what to think about

Measure twice, buy once

En-suites leave very little margin. Before you buy a shower enclosure or toilet, make sure the room has been measured and the pipework and waste checked. Danny can confirm sizes so you don't order something that won't fit or leaves the door catching.

Light and colour

Lighter tiles, a large mirror and good lighting make small rooms feel bigger. If the en-suite has no window, lighting and extraction become even more important.

Storage without clutter

Wall-hung vanity units, mirrored cabinets and recessed shower niches keep toiletries tidy without eating floor space. These are easiest to build in at the planning stage.

Thinking about noise

Because en-suites sit next to bedrooms, a quiet extractor and well-routed waste pipes make a real difference to everyday comfort. These details are planned before work starts.

Adding value

An extra bathroom can make a home more attractive to buyers, particularly family homes. A well-finished en-suite is a practical improvement rather than a luxury.

Why one project manager matters

On most building jobs, delays happen in the gaps between trades: the plasterer can't start until the electrician has finished, and the tiler is booked before the walls are dry. Because Danny schedules every trade himself, those gaps are planned out. Customers regularly tell us the job was quicker and less stressful than they expected, and that they always knew who would be in the house and when.

What to expect while work is underway

You'll know who is coming and when. The team arrives when they say they will, protects floors and furniture, and tidies up at the end of each day. If a decision is needed, a tile layout, a towel rail position, Danny will talk it through with you rather than guess. Invoices are clear and receipts are provided.

Upgrading an older en-suite

Many en-suites fitted fifteen or twenty years ago used small cubicles and basic trays. Replacing them with a larger low-profile tray, a thermostatic valve and a fixed glass panel can transform the room without moving the toilet or basin.

En-Suite Installation: common questions

How much does an en-suite cost?

En-suites are priced individually after a free survey. A renovation in an existing space usually costs less than building a new en-suite from scratch, which needs walls, a door and new supplies and wastes.

Can you build an en-suite in my bedroom?

In many homes, yes. It depends on space and how waste can be routed to the drains. Danny will check this at the free survey.

How long does an en-suite take?

Danny will give you a realistic timescale with your quote, based on whether it's a renovation or a new build.

Will it cause damp in my bedroom?

Not when extraction is properly sized and installed. That's included in the plan.

What guarantee do I get on a bathroom?

Every bathroom installation carries a 48-month (4-year) workmanship guarantee. That covers the installation work Danny and his team carry out. Terms and conditions apply to fixtures and materials you supply yourself, so if you're buying your own suite, Danny will talk you through what is and isn't covered before work starts.

Is the quote really free?

Yes. Quotes are free and there is no obligation. Danny visits, looks at the room, the pipework and the walls, and gives you a written price. If you decide not to go ahead, that's the end of it, no follow-up pressure.

Can you do my main bathroom and en-suite together?

Yes. Planning both at once can make scheduling easier. Several customers have booked their en-suite straight after their main bathroom.

Do you accept call-outs?

We don't run a 24/7 service. Bathroom work is planned and booked in. If you have a leak or a problem that can't wait, ring Danny on 07951 583606, if he's available, he'll come out.

Which areas do you cover?

We work across Wigan, Manchester, Preston, Leigh, Astley, Warrington, Worsley, Chorley, Ashton-in-Makerfield, Standish, Hindley and Atherton. If you're just outside those areas, ring Danny and ask.

Do I need planning permission for an en-suite?

Internal changes like adding an en-suite usually don't need planning permission, though building regulations can apply to work such as drainage, electrics and ventilation. If you live in a listed building or flat, check first. Danny can talk you through what's involved.

Can you replace just the shower in my en-suite?

Yes. If the rest of the room is in good condition, replacing the shower tray, enclosure and surrounding tiles can be a cost-effective upgrade. Danny will check whether the walls and floor behind are sound.
